4 More Types of Industrial Properties
Research Facilities
Research properties often combine various types of uses. It might have production and warehouse space in addition to offices. Depending on the needs, it might all be in one building. However, it is common for research and development properties to be large campuses with multiple buildings. The design of these properties can vary greatly depending on the tenant’s or owner’s needs.
Logistics Transportation
Transportation is a critical component of logistics networks. That means they may include various transportation facilities. A trucking terminal is one example. These facilities will have large areas to park trucks and other vehicles. Many of them also have fuel facilities for the trucks. They may also have mechanic shops to perform maintenance and repairs on vehicles. Some may double as distribution hubs and have warehouse space and loading docks.
Energy Production
Energy facilities are some of the least flexible industrial properties. Most are purpose-built and need to be more easily adapted for other uses. Energy production facilities can include everything from nuclear and coal power plants to solar farms and natural gas. You may also have various other sites that help make a functional power grid, like electrical substations.
Flex Space
Flex space is a popular type of industrial real estate among investors. The reason for its popularity is that it is flexible. Since it can adapt to a broader array of uses, it offers a wider pool of potential tenants. Most flex spaces will combine office and warehouse space. It may also have additional buildings for various purposes. Common tenants for flex space include R&D, data centers, and showrooms.
Those are the other four types of industrial real estate. As you can see, some property types are better for investing than others.
