5 Types of Commercial Real Estate
1. Hotels and Hospitality
Hotels, resorts, and motels are part of the hospitality sector. The most basic properties may only offer accommodations. However, some may offer dining, retail, and entertainment. Common subtypes include:
- Limited Service: These properties limit the service to offering rooms. They won’t have room service, onsite restaurants, or concierge services.
- Full-service: This type of hotel will offer a range of services along with the room. They might have an onsite restaurant, room service, laundry service, and more.
- Boutique: Found in urban or resort areas, these hotels provide full-service amenities, are independent, and have fewer rooms. Many of these places use the unique and personal nature of the service as a selling point.
- Casino Hotels: This type of establishment has a casino and a hotel on the same property. Many also have dining, shopping, and entertainment.
- Extended Stay: These accommodations are for people who need a longer stay. They usually do not offer all the hotel services but have more space and are more like apartments.
- Resort: These full-service hotels occupy large plots of land in popular resort destinations. In addition to accommodations and dining, they might include golf courses, water parks, or amusement facilities.
2. Land
While not a building, open land holds immense potential. It can serve as a space for future development. Depending on its location and zoning laws, it could be anything from residential to industrial development. Common subtypes include:
- Agricultural Land: This is vacant land for farming or ranching. It is typically in rural areas away from major cities.
- Infill: These are vacant land in urban areas surrounded by developed properties. It can be ideal for vertical development like high-rise buildings or offices.
- Brownfield: This includes land with environmental issues, such as contaminated groundwater. It is available at potentially lower prices due to costly environmental remediation.
3. Medical and Healthcare Facilities
Medical and healthcare facilities are vital commercial properties. Hospitals, medical office buildings, and clinics offer essential services while also serving as investment opportunities.
4. Mixed-Use Developments
Mixed-use developments combine various types of space. It might offer options for people to live, work, and play on the same property. For example, a mixed-use property could combine apartments with retail space.
5. Special Purpose Properties
These unique properties are for specific uses that aren’t easily adaptable to other purposes. They include educational institutions, religious buildings, entertainment venues, correctional facilities, and more. Each property serves a distinct purpose and requires specialized features to fulfill its function.
